Site Work/Foundation and Concrete
- All clearing, excavation, building and grading necessary for the construction, including driveway, utilities to be done per engineering.
- Foundation location, tree removal, grading and elevations to be determined by the contractor according to engineering.
- All footings and walls will meet local andMassachusetts’ building codes.
- Foundation wall poured concrete, 8” thick on continuous footings. 3000 PSI
- Asphalt sealer applied to foundation exterior.
- All basement windows to be primed and glazed.
- 10” stone to be placed under cellar floor with an outlet future pump.
- Basement floor, 3” concrete 3000 PSI
- Front steps to be precast on proper footings or manufactured lumber.
- Roof and sidewalls to be ½” CDX plywood or 4’x8’ or 4’x10’x7/16” zip wall panel on walls and 4x8x7/16 zip roof panel on roof.
- 8’ ceilings on first floor and 7’6 on lower level.
- Exterior vapor barrier per code.
- Sub floor ¾” tongue and groove plywood, glued and nailed or ¾” Tag 058LP350 or equal.
- A 12’x12’ deck is included with PT wood 5/4 decking and PT rail spindles and rails.
- A 2-car garage under is included per plan.
- Vinyl siding clapboard style w/aluminum clad trim.
- 2x6 walls 2x8 ceiling Joists, Floor Joists 2x10, 2x10 Roof Rafters
- All lumber to be #2 construction grade spruce or pine.
- Asphalt or fiberglass architectural shingles. 25 year warranty. Color selected by Builder.

- Vinyl double-hung thermal pane tilt-in windows with grilles, screens and locks.
- Front door is steel-insulated with 10”sidelight.
- Front door has fluted pilasters.
- All other exterior doors are steel insulated, 6 panel.
- Sliding patio door is vinyl 6’ with grilles and screen.
- Garage doors to be flush, insulated, pre-primed and painted white, fiberglass or aluminum.
- Vinyl shutters at front windows only.
- Double-hung or Casement window in kitchen and bath.
- Two windows per bedroom are included, or single mullion.
- Forced hot air.
- Hot water heater, gas.
- Central air conditioning included.
- Wall and ceilings per building code.
- Basement ceiling application per building code.

- Interior doors to be hollow six- panel masonite molded doors, primed.
- Window and door trim to be 2-1/2” painted Colonial Casing, finger joint.
- Baseboard to be 5-1/4” painted molded base, one piece finger joint.
- Oak stair treads will be finished with polyurethane with painted wood balusters and stained handrails.
- Closets to be wire, one-piece units or unpainted wood pole and shelving.
- Walls to be ½” blue board, plastered smooth finish.
- Ceilings to be textured finish over ½” blue board.

- Garage walls, if plastered, to be textured finish.
- Walls will have one coat primer and one coat latex flat Benjamin Moore (or equivalent) Linen White.
- -Woodwork will have two coats Benjamin Moore (or equivalent) Bright White, semi-gloss latex.
- $150.00 charge per room for color changes. Buyer to supply paint at their cost.
- Metal doors will have two coats of paint.
- Ceilings will have one coat Benjamin Moore (or equivalent) in Ceiling White.
- 3-1/2 x ¾ Red oak hardwood in dining room, living room, hall, kitchen and stairs.
- Ceramic tile in bathrooms and foyer entry. ($8.00 sq. ft. allowance includes material, labor and tax).
- All other rooms shall be carpet, based on $20.00 per sq. yd. installed, including materials, tax, pad and installation.
Kitchen Cabinets and Bathroom Vanities
- $8,000 allowance for cabinets, vanities and countertops includes materials, tax and installation.
- Total allowances for appliances $1200. Range, Microwave/Hood combo, dishwasher. Hood to be ductless.
- Metal doors will have two coats of enamel paint. Sherwin Williams or equivalent.
- 5’ one-piece fiberglass tub/shower unit for main bath with a 4’ one-piece fiberglass shower in Master bath (from Builders standard selection) or per plan. White or off-white.
- Two water saver toilets, elongated bowls.
- Molded top sink provided in both baths.
- Single bowl stainless steel sink in kitchen, under mount.
- Two freeze proof silcocks, 1 in front and 1 in back.
- Water pipes to be PVC with proper hangers and supports.
- 200 amp over-head service.
- 220 volt outlet for dryer.
- 220 volt outlet for electric range, if not gas.
- Two garage door openers. One keyless entry pad.
- Smoke detectors and C02, hard-wired per code.
- Four phone jacks included.
- Two cable jacks included.
- Outlets per code.
- Dual light exhaust fan included in each bathroom.
- Front doorbell included.
- Wiring for microwave oven included.
- Two outside receptacles, one front and one rear.
- One porcelain fixture in attic.
- Two fluorescent fixtures in garage.
- Four porcelain fixtures in basement.
- Standard allowance by Builder of $300.00 total for house includes for each bath: mirrors, toilet paper holder and towel bar.
- Light fixture allowance is $1,000 for interior and exterior. Areas included are entry foyer, over-kitchen sink, interior ceiling lights for dining area, hallways and kitchen, and a light over each vanity.
- All other rooms shall have switched outlets.
- Builder supplies lighting in attic, garage and basement per code.
- Exterior lights at front door, garage door, basement door, deck area and exterior post lights are selected by Buyer as part of the lighting allowance.
- Builder provides wiring for exterior post lamp. Post will be placed a maximum of 20” from the house. If post wiring is to run under walks, driveways, etc., builder must be notified and an additional cost may be added.
- Asphalt driveway, one-car width flaring out to two car widths. (Extra driveway quoted per job).
- Walkway from driveway to front door to be cement pavers or asphalt.
- Disturbed areas will be loomed, fertilized, hydro-seeded (maximum of 10,000 sq.ft.) Subject to conservation and lot line limitations.
- Shrubbery to consist of 12 foundation plants of Seller’s choice. Bark mulch will be provided for planting beds.
ADDITIONAL TERMS AND CONDITIONS OF THESE SPECIFICATIONS
A. Any additional work or changes requested by the Buyer will not be performed until (i) NECB, LLC has provided the Buyer with a written proposal setting forth the additional work or changes in work to be performed, as requested, and the additional cost of or credit for such work, (ii) the Buyer has authorized NECB, LLC, in writing, to perform such additional work or changes in work, as the case may be, in accordance with the proposal and (iii) the buyer has paid any additional cost for such work to be performed; provided, however, that if any changes result in credits owing to the Buyer, then such credits shall offset the cost of any additional work.
B. NECB, LLC reserves the right to substitute for items specified herein other items of equal or better quality; provided, however, that no significant changes will be made without the Buyers prior approval and provided, further, that no changes will be made as to the basic size, design or layout of the house without the Buyers prior approval.
